
Initiates a building-wide innovative robotics ecosystem to its uniquely designed properties
Unveiled at recent IPS 2026 (7 to 9 September) at the Dubai World Trade Centre, Fakhruddin Properties’ signature ‘Tréppan Vision’ brings together eight specialized robotic services, AI-native homes, robotic wellness support, adaptable family residences and sustainability systems within one connected mixed-use community.
What happens when a building moves beyond simply being ‘smart’ and begins actively supporting the people who live within it?
Fakhruddin Properties is setting out to answer that question with Tréppan Vision, an AED 700mn mixed-use development unveiled at IPS 2026 that places robotics, artificial intelligence, wellness and sustainability at the centre of everyday life.
Intelligent living
Rather than limiting technology to smart-home controls inside individual residences, Tréppan Vision extends intelligence across the wider development through an integrated ecosystem of specialized robots and connected services designed to assist residents throughout their day.
From reception and household assistance to security, cleaning, coffee preparation, healthcare support, and delivery, eight specialized robotic services will perform distinct roles across the development, with dedicated robots operating on every floor.
The ambition is not to create a building filled with technology for technology’s sake, but to explore a new model of urban living in which technology works quietly in the background to give residents greater convenience, healthier environments and more time.

Improving lives
“The real future of real estate is not about how much technology we can put into a building. It is about how intelligently that technology can improve people’s lives,” affirmed Yousuf Fakhruddin, CEO and Managing Partner, Fakhruddin Properties.
“With Tréppan Vision, we are creating an environment where robotics, AI, wellness and sustainability work together as one ecosystem. Technology should not replace the human experience—it should give people more freedom to enjoy it,” he continued.
Connected Ecosystem and adaptation
Located in Dubai Land Residence Complex, Tréppan Vision will comprise 463 units across three asset classes: 408 residential apartments, 48 office suites and seven retail units. The residential mix will include 252 Smart Studios, 108 one-bedroom residences and 48 two-bedroom residences.
At the centre of the concept is a simple idea: homes and buildings should be capable of adapting to the people who occupy them.
Tréppan Vision’s Flexi Smart Family Residences have therefore been designed to evolve alongside changing family requirements. One-bedroom Flexi residences can be reconfigured into two-bedroom layouts, while two-bedroom residences can transform into three-bedroom configurations.
Instead of families necessarily having to move as their circumstances change, their homes can change with them.
From smart homes to intelligent buildings
Inside each residence, AI-enabled automation will connect lighting, climate control, motorised curtains and smart access through a centralised digital ecosystem.
At the heart of this experience is HomeSoul, Fakhruddin Properties’ AI-native platform, through which residents will be able to manage their homes, access services, interact with amenities and connect with the community more seamlessly.
Tréppan Vision is designed to take intelligence beyond the apartment door. Robotic systems will support multiple aspects of building operations and resident services, creating an interconnected layer of assistance across the community.
Smart Care
One of the development’s most distinctive concepts is Smart Care, a robotics-enabled service being developed in partnership with a leading healthcare provider.
The service is designed to bring selected healthcare and wellness support closer to residents through robotic systems capable of assisting with basic vital checks, facilitating teleconsultations, delivering medication and conducting wellness rounds.
The technology is also intended to enable remote family presence, creating another layer of connection for residents and their loved ones.
“Technology becomes meaningful when it solves a genuine human need. Whether that means making healthcare support more accessible, delivering something to a resident, creating a healthier indoor environment or allowing a home to evolve with a growing family, every innovation needs to have a purpose,” explained Fakhruddin.
Wellness built into the infrastructure-A holistic approach
Tréppan Vision also challenges the idea that wellness should exist only in gyms, spas or designated amenity spaces.
Instead, elements of wellness are being incorporated directly into the infrastructure residents interact with every day — including the air they breathe and the water they drink.
Residences will feature NASA-grade Airocide air purification technology alongside centralised UV filtration.
An advanced drinking-water system will provide hydrogenated, organically mineralised and alkaline-ionised water directly into the tap.
Across the podium and rooftop, residents will have access to an infinity pool, gym, Zen meditation area, Jacuzzi, botanical garden seating, calisthenics park, jogging track, reflexology garden, children’s areas, an outdoor amphitheatre, rooftop barbecue kitchen and Greenhouse Café.
A new lifestyle paradigm
Recognising the increasingly blurred boundaries between home, work, family and personal life, Tréppan Vision will incorporate co-working areas and bookable workspaces alongside dedicated podcast rooms for digital content creation and communication.
A daycare facility will further support families seeking to manage work and personal responsibilities within the same community.
The result is intended to be less a conventional residential tower and more a connected ecosystem built around modern lifestyles.

Sustainability at the core
Sustainability forms the third pillar of Tréppan Vision’s approach.
The development will integrate systems addressing water, energy, food and waste, including Fakhruddin Properties’ advanced waste-management model, designed to divert up to 90% of building waste away from landfill through on-site segregation and responsible collection.
The objective is for only 10% of the development’s waste to ultimately reach landfill. Rather than treating sustainability as a standalone feature, Fakhruddin Properties intends these systems to operate as part of the everyday functioning of the development.
Futuristic living
Tréppan Vision represents the next evolution of Fakhruddin Properties’ Tréppan Living philosophy, which brings together intelligent technology, sustainability and wellness in the design and operation of residential environments.
The project was unveiled during Fakhruddin Properties’ participation as Titanium Sponsor of IPS 2026, reinforcing the company’s ambition to contribute to Dubai’s position as a global centre for future-focused real estate and urban innovation. Tréppan Vision is scheduled for completion in Q4-2029.
